What is the mortgage clause?

This is the name and address of the mortgage lender and this should be shown as the Certificate Holder.

 

 

Can I find out the name of the Condominium Association by the address of

the unit?

 No, you may only find it by the Association name and not by location.

 

 

 

 Is there a charge for the Certificate of Insurance?

 Yes. This is a service provided by COI Direct, LLC a third party.

 

 

 Where can I find out the full name of the Association?

This information should be available from the unit owner/purchaser or the        management company.

 

 

 What if I do not know the full name of the Association?

We will not be able to prepare a Certificate without the Association name.

 

 

Who is responsible for ordering the certificate?

If the certificate request is for a new loan of any kind, such as a line of credit, reverse mortgage, refinance, or misc. new loan, the buyers lender/loan processor or their representative (broker, attorney, real estate agent, etc.) is responsible for securing the certificates. Not the unit owner!

 

 

When will the certificate I ordered be available?

Once payment is received, the certificate will be available within 1 business day, if receiving by email or fax, regular mail can take several days from ordering.

 

 

Is a certificate of insurance an actual policy?

Generally, a Certificate of Insurance is a summary document issued that says a policy has been issued to an insured for a general type of risk. ... And is not a contract or actual policy.
